Final Phase of Tofte Farms Development Comes before Canby Planning Commission This Week

The sixth and final phase of the Tofte Farms residential subdivision in south Canby is scheduled to go before the Planning Commission tonight. It’s a 4.06-acre parcel of existing farmland located just south of SE 13th Avenue, which developers propose to subdivide into lots for 16 single family homes.

In the original Tofte Farms development, this was the northeast corner of the farm, where a series of large barns are located, just off of South Redwood Lane.

That size of a parcel could be divided into as many 25 lots and still meet the standards for R-1 low-density zoning, so developers elected to create a lower density development, with larger and more spacious yards. According to planning documents, the size and shape of the proposed lots are more or less in line with the surrounding homes already existing in the Tofte Farms subdivision.

If approved, the development would include new infrastructure to serve the new homes, including the extension of SE 13th Place, SE 14th Avenue and South Redwood Lane. The developers would also improve a portion of SE 13th Avenue that fronts the property, including right-of-way dedication and new sidewalks.

One property in the extreme northeast corner of the Tofte Farms development is owned by someone not involved with the development, so SE 13th Place and South Redwood Street will dead-end at the boundaries of their property for the time being.

Master plans call for 13th Place to eventually intersect with South Redwood, and South Redwood to connect with the other end of South Redwood, forming a four-way intersection with 13th Avenue. The developers’ application included designs for the proposed phase, a soil survey and a traffic impact analysis.

The meeting will be held at 7 p.m. Dec. 9 in the city council chambers of the Canby Civic Building. The hearing is open to the public and will also be broadcast live on local access CTV Channel 5.
