New Winery, Tasting Room Proposed for Former Farm Store Property on Butteville Road

A public hearing is planned for next month on a large new winery and tasting room facility proposed at the site of a former farm store on Butteville Road in Aurora.

The Farm Store Outlet, a farmers market, bakery and farm store located just west of the Canby/Charbonneau exits on I-5, closed years ago, but it could soon be given new life as the Butteville Road Winery.

The 18-acre property has several existing structures that the winery plans to use, including a 10,000-square-foot facility that would be used for wine production and processing, storage and the sale and service of agricultural supplies; a barn that would store vineyard equipment; a 4,250-square-foot “red building” that would be converted into a tasting room, which would be open 10 a.m. to 7 p.m., seven days a week; and a single-family home, which would house the staff of the Canby Now Podcast for round-the-clock tasting and, you know, quality control.

I’m just kidding: The applicant has no plans for the house right now.

They anticipate approximately six employees to be on-site at any given time, to manage the vineyard, make wine and staff the tasting room. In terms of traffic, it is expected that the new facility would generate an average of 344 daily trips — significantly less than the 670 expected trips that had been previously approved for the farm store.

The property has over 100 existing parking spaces, and the developer does not anticipate needing more.

The applicant, developer and owner of the property is Lanphere Construction and Development, a general contracting and construction management firm headed by Bob Lanphere Jr., who also owns a number of new and used car and motorcycle dealerships in Beaverton and Newberg.

They plan to farm wine on seven acres of grapes, five of which have already been planted. Since there are currently no plans for further development on the site, the application and public hearing will concern only the proposed change of use.

The hearing has been set for 9:30 a.m. Thursday, Sept. 19, at the Clackamas County Development Services Building Auditorium, 150 Beavercreek Road, Room 115, in Oregon City.
